Pre-Purchase Inspection
When making an offer to buy, the purchase agreement will include a contingency clause that allows the buyer the right to have the property professionally inspected within 7-10 days of acceptance by the seller. During this time, it is imperative that you get in touch with the professionals at Homespec Property Inspections so that your inspection can be scheduled during this time frame.
Our inspection process usually takes between 3-4 hours along with additional time at the end of the inspection to walk you through our findings. Larger homes and homes with complex systems will require additional time. Our report is printed on-site and is delivered to you along with a separate Summary at the
time of the walk-thru. If you're unable to attend the inspection walk-thru, the report can be e-mailed along with digital site photos.
During the walk-thru, we will point out all items needing repair or replacement along with those systems or components that are at the end of their useful lives. We will also educate you as to locations and workings of safety features such as gas and water shut-offs, electrical panels, sump pumps, furnaces, and humidifier filters, and many more. as well as any safety or environmental issues that may pose a threat. We may also make recommendations for upgrades that may improve the livability or comfort of the dwelling. We will answer any and all questions until you feel comfortable!
